Be sure to look in an incognito window. Often times a CMS will suppress the analytics tracking info from being in the code if you're logged in as admin, so you'll just see the non-standard tracking code and nothing else. [Voice of experience speaking here!]

Why do you want to rank for 50+ long tail keywords on your home page? Is your home page the one that's going to try to convert people for each and every one of those keywords?
Wouldn't it be better to want the content that's more in-depth on a subject to rank, instead?

I wrote a post about finding negative keywords and used the examples of moving and storage companies, and highlighted some of the many alternate intents people could have when they search for storage (such as storage containers for their flour and sugar). Could you give a little more background about how the SEs would view that as just one keyword? I'm looking at a search for SEO in Google right now, and on the front page there are results including one with SEO Training in the title tag, yet it's showing up on the first page for SEO by itself.
For the construction example, the number of searches isn't necessarily the number of visits to a page. On my site, I show up fairly low for just "warship" but fairly high for "model warship combat". Way more people search for "warship", but I'm so far down in the results for that keyword that I get more visits from "model warship combat" even though there's far less search volume. Like you said, the longer-tail keywords are often the ones that do convert better.

Honestly, as a user, I want to find all the information about your services on a page. If I'm looking for a diaper service, what matters to me is having all of the information in one place, not having thin content for "diaper service fremont" "diaper service hayward" "diaper service newark" "diaper service northeastern corner of San Lorenzo by the high school". Give me all the info about how wonderful your service is, how cloth diapers save the world, and give me a page where I can see if I'm in your service area. I don't know if that is something that could work in your situation, but it's a thought.
Ryan did have a good suggestion about testimonials including the city name of the user.

Do you want to do this on one website, or multiple? What format are the addresses in? Do you need to keep any context about the site/page you found the emails?
A word of caution. If you're wanting to do this to hand off leads to someone, you can miss valuable information, and hurt the impression of your organization. I cannot tell you how many people I get offering me SEO services for Strike Models, when the ONLY place on the site that my email appears is this page http://www.strikemodels.com/about-us/. If the person actually read the page, they'd know not to contact me.
