First click free
This is mostly a Google News implementation as discussed here: https://support.google.com/news/publisher/answer/40543, and could be tricky to make effective within real estate listings. Is your coverage of the market so complete that people have to view your site? Or could they easily find an alternative?

Google Adwords Offered to Redesign My Website & A/B Test... Thoughts?
It's Google. I've worked with the AdWords team before and they are verifying/accessing back end AdWords & Analytics data that only they would have access to. Still curious though... has anyone ever taken them up on something like this? Did you have a good result?

Web Overlays - Region Specific Offers - SEO Implemention & Considerations
Google has similar functionality baked into it's Survey tool: http://www.google.com/insights/consumersurveys/website_owners so you could look at how they handle it / recommend setting their own version up and then be pretty confident that you're version (whatever it is--just using a pop up survey as an example) is working within their guidelines. (Here's their example: http://www.google.com/insights/consumersurveys/websat_example) Different regional images shouldn't be a problem either. Your experience might vary on the last question. With some sites and exit survey seems to work best while others lend themselves to timed or first landing. You could split test that though and come up with an answer pretty quickly. Cheers!

How to track conversions from a third party email campaign?
No problem, glad I could help! There are a few ways to view that info in GA, here is one method: Go to your Acquisition > Campaigns > All Campaigns report Then, make sure the correct 'conversions' goal is selected (should be a dropdown in the Conversions section) Now, input the campaign name you created for the tracking URL into the filter input field. That field is right above the Conversions section of the report and has a small magnifying glass next to the input field (to the left of the 'advanced' link). That will allow you to only view the traffic coming from that campaign and its metrics. You can also simply click the campaign name if you see it among the list of campaigns.

Adwords Advice
I would target the three cities mentioned. As Monica puts it, you can only control targeting at the campaign level. My apologies for posting incorrect information, and saying you could at the ad group level.

Why my events are showing in real-time, but not in stored data in Google Analytics?
The events were showing in real-time report and I waited after a few days and no results are showing under "Top Events" section under "Behavior".

How can I track if a landing page assists a lead/goal to another page in Google Analytics?
Do you want to track the funnel, each variation and which direction people take? Or do you just want to see the leads coming from the landing page?

Breadcrumbs for ecommerce site
I typically handle this following: URL: "Plan A" - for our overhaul is that a product URL is always going to be www.domain.com/product-name-sku.html/. Neat and clean, and avoids end-user confusion if they navigate to the product through a category that doesn't match the URL. Breadcrumbs: Option 1 - dynamically changes based on how the user navigates to the page.

How I can exclude "Events" & "Traffic" from a specific IP?
Thanks Hutch42! I was checking the real-time data and internal traffic (especially events) from our office IP are showing there, but it's not showing in stored data. So i guess the filters are working well.

Why Google Analytics is still showing data for edited/old "Goals"?
I agree with Shakur and reusing goals can become messy. If you do have the need for multiple goals I would also look at creating one or more new profiles in Analytics. I'm working on a large site that now has 4 profiles, each with goals that make sense within that given profile. For example, we have a profile name based around chat with a group of chat events and goals within.

Any Reports on Conversion Rate Drops in 2014?
I haven't been seeing a large fluctuation in ecommerce conversion rates for us this year compared to previous years. As you know, it's always about conversion optimization. Improving UX (as Max was stating) is a LARGE part of increasing your conversion rate. So test/measure/implement on a regular basis (part of a continual improvement process). Also, here's a decent article from March: Ecommerce Conversion Rates.

Creating leads with minimal traffic
Thanks Egol, you have some good points. There has been too much focus on determining (second guessing) where the sweet spot is, hoping that one visitor bites. Yes retargeting seems to me to be something to follow up. I need to do some convincing so the site becomes an unmissable source for information. It's tricky because each of the potential key players will have different information requirements, but we have to start somewhere.
