        You are looking at an extremely competitive niche and a very small budget - and this means you have to be 'super extreme' creative and careful on how and where you spend it.

        SEO: To be utterly honest, even if you ad another 0 to your budget, it's still pretty difficult to invest in SEO and get good ROI unless you are going after the narrow segments within that niche i.e. long-tail (geo, etc)

        PPC: I assume Mortgage related keywords cost you $5-$20 for every little click and your budget will run without having any data. Meaning, budget is not big enough that you could run a PPC campaign and know if the campaign was successful or not as you will run out of $ before you blink.

        Others: If I were you I'd take that budget and go on the Guerilla strategy and do lot of forum promotion and genuinely try to help people and do classified ads - being careful not to "overdo it" or do any kind spam. Watch Yahoo Answers and see if people have any questions about what you're offering and answer them.

          Hi Ryan, With $300 you can get a pretty good online ad campaign started for your website, if you play your cards right. Of course we all know that organic SEO would be ideal but if your site is new and has to compete with other strong competitors you are then forced to look at different avenues until you increase brand awareness and costumer loyalty. Here is what I would suggest: Try finding other popular mortgage related sites (e.g. a popular interior design blog, local Realtor ) and see if they have any ad space available or, at the least, willing post one for a monthly retainer fee. These types of advertisements can be obtained at very low rates. The tough part is seeing which website will give you the greatest returns. You also have Google Adwords as a possible avenue but I would assume that the mortgage business is very competitive when it comes to Adwords, you might have a tough time on your budget but again it is a possible avenue. Hope that gives you a starting point. =}

            Thank you for you response, advertising on other sites is not something I have considered and something I will look into. The site has been around for 4 years and does rank for certain keywords, I am not sure whether to go down the line of long tail keywords.

            • So I ran into a site that was not ranking 4 days ago and has over 2 million links to it on some keywords. My guess is this is a link bomb, but the issue is this is pushing one of my sites down. Does anyone know a good way to over come a bomb like this?
