I personally prefer the language subfolder closer to the domain e.g. www.example.com/en/example-ny.html but really it would all depend on what parts of your site you provide in alternate languages. If you provide only pages past the sub-directory **/example-ny/ **I would place it after this directory. But I highly doubt you only offer alternate languages on only the pages that provide details about the property. ** I www.example.com/en/example-ny.htm**l

Using the page title as the H1 is bad form? I thought that is pretty much the best use for it...

The question is why do it? Some say that the H1 has little value, but thats not the case, goolge will try to find a heading and i believe SEOMoz test show that using a H1 had lttle benifit over other ways of presenting a header, but all the same a header you should have and the best header is the H1. Bing on the over hand dose value the H1 tag and sees no H1 tag as a violation.
