        You're ranking a solid 2nd place for me when I'm searching on Google.com from Holland! This website does indeed look well optimized both on-page and off-page. One clear point that your domain is lacking on compared to the #1 and #3 here (springhomes.com and bestspringhomes.com) is domain age. Whilst your domain appears to be registered in 2008, theirs seem to be registered in 1997(!) and 2006 respectively.

        Furthermore (as you might already know, but I'll point it out anyway) ranking locally for users from the same region requires extra (and sometimes different) SEO techniques.           When you say you're stuck behind competition, are you referring to sales, traffic, search results or some other measurement? I hope you're talking about sales, because even though we're here on SEOmoz, the point of all this is to get more people to buy (or whatever you consider a conversion to be). Share some more details about what you've done so far, and I'm sure we'll all pitch in to get you ahead (wherever that is). Good luck!

            Hi, I have a few points here, but I will try to keep it concise for ya!

            • h1 tag - You appear to not have one on your homepage! I would add a text based h1 tag, witha relevant (but NOT keyterm STUFFED) phrase in it.

            • h2 or h3 tags seem to also not be present.

            • You use meta tags for addressing, which is great, but consider adding hcard tags to the address thats in your footer

              Just a point - on Chrome your site does not display correctly at all.  I would fix this ASAP as despite traffic and people landing I would bounce back straight away if I landed there   Get your design guy to fix this as Chrome has a significant footprint so you may be losing customers alone by this.

                I would highly suspect your title tag.  Every single page one result (and many of page two results) have "Colorado Springs Real Estate" at the front of the title tag, or if not at the front, those four words are grouped together.

                Your title tag reads "View Colorado Springs Homes for Sale | Realtors in Colorado Springs".  So in fact if you do a search for "View Colorado Springs Homes" I'm showing you as #1.

                I'm not advocating an opinion one way or the other as to what keyphrase you should target for your homepage. That's a whole other discussion!

                But purely from a technical standpoint, if you really wanted to rank on page one, putting "Colorado Springs Real Estate" at the front end of your title tag would probably get you much closer.

                  I would investigate your "Link to Root Ratio" based on Anchor Text.  You want a very low ratio, between 1 and 2.  So for each Anchor Text phrase, you will have a certain amount of Root Domains with an amount of Links.  Dived the links by the domains and you will have your ratio.

                  Example:
                  colorado springs realtors = Anchor Text
                  221 = Root Domains
                  1664 = Amount of links from those domains
                  Link  to Root Ratio: 7.5 for that Anchor Text "colorado springs realtors" (Way too High)

                  You want to spread out your key phrases, pages being linked to, and remember that Google knows how natural links will look for the anchor text.

                  The overall goal is to have many links coming from many different urls, from many different cblocks, with many different anchor text variations.

                  This most likely is one of many factors.
