        Got you ranked at 7 here.. dayton ohio, usa

        I noticed 1 site that had the keywords in their domain name, another that has been around for 20 years, and hud.gov.

        additionally my domain authority tool told me that you were the lowest of all listed.. While you have a crap ton of in links.. are they all "good links"?

          Yep this is because site explorer is not up to date since my 301. There are plenty of good quality inbound links second to my homepage which is PA72.

          This page has more quality incoming links than anyone but #1 - they're a non profit site everyone links to such as AARP, HUD etc

            Hi Cliff,

            In addition to what donford shared I would offer the following thoughts:

            1. Please specify which search engine is being used: Google? Bing? Yahoo? etc.

            2. Also specify which version of the search engine is being used. Google.com? Google.co.uk? etc.

            Since donford mentioned you are US based, I will assume you are using Google.com.

            3. Please always mention the site names of each position. There is a high likelihood each person who performs this search will see different results due to personalization.

            Initially what sticks out is the top 5 sites have a PA of 40+ while your result shows a PA of 1. I know you mentioned recent URL changes so I will set aside this information.

            The first suggestion I would make is to change your title. It is presently "Reverse Mortgage Calculator | Calculate & Compare Reverse Mortgages". It's too long and targets extra keywords. You are probably thinking "it's not too long, it's only 67 characters which is under the 70 character guideline". The first concern I have is the title is cut off in Google results. None of the titles of the results above you are cut off. Next, the length dilutes your keyword focus without providing any compelling text such as "Free". A simple "Reverse Mortgage Calculator" title would be worth trying. You may see a rank increase solely for the title change.

            There are a lot of coding issues with your site.             Your social engagement is buried in the footer. I see a nice empty spot in the main area where the icons can fit nicely.

            There is a lot of "extra" text on the page. Perhaps the FAQ would be better on a separate page? Perhaps the footer legal statements could be provided via a link as well. Extra content may dilute your relevancy as viewed by search engines.

            Some additional feedback regarding your assessment of other sites:

            #2 - http://www.legacyreversemortgage.com/reverse-mortgage-calculator. The page has little content BUT it is highly relevant to "reverse mortgage calculator" whereas your content is diluted. What percent of the text on this site's page is relevant, vs what percent from your page?

            #3 - http://www.metlifebank.com/reverse-mortgage/reverse-mortgage-calculator/index.html. You mentioned it is a flash site. I would disagree. I refer to a "flash site" as a site where no matter where you click you are in a flash area. An example would be: http://joeyvalyphotography.com/. The metlife site is HTML based with flash embedded into the site. Either way, there is nothing inherently wrong with a flash site for SEO. It does require additional coding effort to ensure non-flash browsers have full access to all the content. If that step is skipped, the user experience and SEO results will suffer. If those steps are followed, then a flash site can perform equally well to any other site.

            Regarding results #1 and 4, (http://rmc.ibisreverse.com/default_nrmla.aspx and  http://reversemortgageguides.org/reverse_mortgage/calculator/) you are correct these pages offer very little content. You need to recognize the pages are very functional (like the Google.com page) and the content which is offered is highly relevant. Additionally each site has earned links indicating the page is useful.

            In summary, I recommend improving your site. I see many excellent points such as your trust symbols, fast page loads, awards and more. With those noted, there are plenty of SEO opportunities available to you. Work to make your site the best and improved rankings will come over time.

                Thank you very much for taking the time to respond. So I fixed a bunch of errors reported by validator... even through eBay has over 400 HTML errors 😉 Social integration, check. OPE is now current showing excellent PA. & I increased keyword density by moving FAQ's to my main FAQ page. (subsequently improved in SERPS on the other page) Still at #7. I think it's coming down to more variance in anchor text
